Effective July 1, 2006, all Tennessee Home Inspectors must be licensed to do inspection through the State of Tennessee Department of Commerce & Insurance. The inspection must be conducted and the inspection report written in accordance with the State of Tennessee Standards of Practice.
During the search for your home inspector, ensure that you ask the home inspector what their license number is. You can verify any inspectors status at the State of Tennessee Department of Commerce and Insurance website under "License Search". There are many home inspectors working in Tennessee that are either not licensed or working under an invalid license number.
The friend who is a contractor, or relative who "knows something about houses," may be well intentioned, but they cannot provide a balanced, objective, and comprehensive evaluation of the systems and components of your home.
