WHO CAN PROVIDE A COMPETENT INSPECTION?



TENNESSEE REQUIREMENTS


ONLY A TENNESSEE STATE LICENSED HOME INSPECTOR


Effective July 1, 2006, all Tennessee Home Inspectors must be licensed to do inspection through the State of Tennessee Department of Commerce & Insurance.  The inspection must be conducted and the inspection report written in accordance with the State of Tennessee Standards of Practice.

During the search for your home inspector, ensure that you ask the home inspector what their license number is.  You can verify any inspectors status at the State of Tennessee Department of Commerce and Insurance website under "License Search".


GEORGIA REQUIREMENTS


Georgia Trade practice act (Chapter 3, Title 8) enacted in 1994. Georgia law requires home inspectors to provide written documents containing certain information with regard to inspections. This written document must include the scope of the inspection, including the structural elements and systems to be inspected, that the inspection is a visual inspection, and that the home inspector will notify, in writing, the person on whose behalf such inspection is being made of any defects noted during the inspection.

There are many home inspectors working that are either not licensed, not authorized to conduct home inspections, or working under an invalid license number.

Appraisers conducting a home inspection for a lender, the friend who is a contractor, or relative who "knows something about houses," may be well intentioned, but they cannot provide a balanced, objective, and comprehensive evaluation of the systems and components of your home.

The individual who chooses a home inspector based on cost alone must be prepared to experience the truth of the adage, "You get what you pay for".  The inspector that offers the "cheapest price in town", may only spend and hour to and hour and a half at the property and deliver the shortest, easiest handwritten report available.

Because today's home buyers appreciate and understand the value of obtaining a competent comprehensive evaluation of the systems and components prior to investing in the property, professional home inspections have become a necessary part of the real estate purchase process.

WHAT INFORMATION WILL YOUR HOME INSPECTOR PROVIDE?


Will you be able to understand the conditions of the building as they are presented to you?  Numerous Home Inspectors provide an inspection report to their customers that is a "check list" format while Homeland Home Inspectors utilizes a "narrative" format.

HOW DO I ARRANGE FOR AN INSPECTION?

The easiest part of arranging for you home inspection is making the telephone call to Homeland Home Inspectors. Once you or your Real Estate agent have contacted the Homeland Home Inspectors office and scheduled your inspection, a licensed professional inspector will be at your disposal.
